What are the requirements to design a project with WINTERI?

The main requirement is the client’s commitment to be able to develop a project together. Motivation is very important to us since good design is 50% client and 50% architect @ s 🙂

They only do the architecture design?

At WINTERI we offer different services, which each client can choose to take or not take with us. We carry out from architecture design, interior design, municipal processing for pertinent permits to different specialties (climate, electrical and sanitary), engineering and structural calculation.

How do self-build credits work?

It will depend on each bank, however it is necessary to have a land, which has feasibility of drinking water and sewerage. On the other hand, it is necessary before designing a pre-evaluation to know the amounts of approval by the bank in order to develop a project that fits the budget. After that, the project is entered into the construction management, and with the approval plus a budget for the work, the self-construction credit is requested, which works as follows:
The client contributes the advance of approximately 20% directly to the builder. As the project progresses, the builder makes payment statements according to the physical progress of the work. The bank sends an appraiser on a monthly basis and releases payment statements according to the advance in bullet credit format to the client. At the end of the work (with the municipal reception) the bank consolidates all the bullets in a mortgage loan.

How long approx. Does the architecture project delay?

A complete architecture project takes approximately 5 to 7 months, which includes, in addition to architecture, municipal processing, coordination of specialties and engineering.

Do you also build?

No, we do not build, but we do the bidding process where 3-4 construction companies are sought and invited to participate in the process, finally choosing the one that best suits the project.
